The seven story building on one of New Orleans most famous streets was built as apartments in the 1970’s and converted into condos in 2004. Â Most of the buyers bought the updated units with washer and dryers installed. Â The 93 units are mostly 2 bedroom units that are 950 sq. ft. There are a few three bedroom units and a few one bedroom units.
The all have the same kitchen that opens to the living area that has a small balcony. The kitchen features granite counters, stainless appliances, and custom cabinets. There is a full bath in the hall with a tub. The master has a bath with shower and walk in closet. All the units open to the courtyard and covered walkway. Two elevators are on either end of the  building.
The condos are an open floor plan with wood floors in the main living area. People have made different upgrades since the conversion but most units are nicely done.
Almost every unit has gated parking that is assigned to the unit. One unit did not have parking because the first buyers were in their 90’s and got a discount from the developer to buy without the space. Its easy for visitors to park on the side street or out front.
The secure entry from St. Charles leads to a fantastic courtyard with swimming pool and a tropical courtyard. There is a nice gym on the 3rd floor. There is an on site manager on the first floor. The condo fees are moderate for what you get. Water, Upkeep, Reserves, Management fees, trash, upkeep, Insurance, Common Electricity, Landscaping and security when needed…
Love the fact that you walk out the front door of you unit into the weather and that each unit has a balcony. The developer sold the 6th and 7th floor units for 10k more after the conversion. He got 40k more for units on the St. Charles Avenue side and sold those quickly.
The fact that the floor plans are nice. The amenties are nice. There is gated parking. The great location has all been great for resales over the last 10-12 years…
Love the Location being right on St. Charles Avenue on the Streetcar line halfway between Downtown and the Universities and Audubon Park. You can walk to Magazine Street. Great location for students, medical residents, second homers and people who want to live in the center of Uptown New Orleans.Â
