The Henderson was origionally a sugar warehouse in New Orleans for the Godchaux Sugar Refinery.The building is constructed of heavy timber and brick. The units were converted into apartments in 1987. The apartments were converted into condos about 10 years later. There were few updates done when they were sold as condos.
The Henderson Condos on Commerce was one of the first conversions of apartments into condos in 1996. The 60 units vary greatly in floor plan and size. Most of the units are one bedroom units with some tow bedroom units. The sizes range from 550 sq. ft. to about 1200 Sq. ft.
The condo fees are moderate as the only include a rooftop area and party room. There is very limited parking for the units in the building. Most units will not have parking but contract parking can be had within 2-3 blocks.
One style of unit open onto the street from the first floor. These are loft style units with the double doors opening onto the street and with a rear door opening into the garage. Â
Some of the favorite units are the ones that have windows overlooking Commerce and Notre Dame. They have street views and most are one level units with exposed brick, exposed beams and get outside light. Many of these will have an extra room but no closet so it will not be classified as a two bedroom. However it makes an excellent guest bedroom.
There are many units that open to an atrium without street views. Â Most of these are loft style units with windows to the atrium. You have units that have the bedrooms down and some have the bedrooms up.
Over the past almost 20 years many of these condos have been upgraded and look much different from the early days. The Henderson Condo Association has done a great job over the past 5-6 years of doing a lot of updates of the commmon areas. Â It looks so much better than when I first started selling units in the 2004 time frame.Â
